How can you tell your slab needs grinding before a new floor?
Old coating peeling up
If paint or an old epoxy is lifting in flakes or sheets, the slab usually wasn't ground or cleaned well enough the first time. Every week it's left, more of it lets go, and the loose layer has to come off before anything new goes down.
Glue left from tile
When tile or vinyl comes up and leaves black or yellow adhesive behind, a new coating has nothing solid to grab. That glue has to be ground off, and we need to know it's there before we start.
Smooth, shiny concrete
A slab that's slick to the touch, or where spilled water beads up, is too smooth for a coating to bite into. Coat it as it is and the new floor can peel in the spots that get the most traffic.
What does concrete grinding do before a new floor coating?
Concrete grinding and surface preparation in Pinecrest takes the weak top layer off your slab, along with old coatings, glue and grime, and roughens the concrete to the texture your new epoxy or urethane coating needs to grab. You won't see this part once the floor is done, but it decides whether the coating holds.
Most people who call me already have a finish in mind, like a garage floor coating, and want to know what the slab needs first. The price mostly comes down to how big the floor is, what's stuck to it now and how coarse the coating needs it, because a bare garage slab grinds a lot faster than one under old tile glue. The schedule turns on the coating you pick and on the moisture test, since a slab that reads damp has to be sorted out before anything goes on it. Your estimate spells out the prep right alongside the finish, so you can see both.
Details to note before an estimate
- Rough size of the floor
- The coating you have in mind
- Any old tile, glue or paint
- Cracks, stains or damp spots
How we handle concrete grinding and surface prep
This is the step everything else sits on, so we start with the coating you've picked and grind to suit it, taking off the weak surface concrete and whatever's stuck to it until we're down to sound concrete. Let us know about any old glue, paint or tile on the slab so we know what we're grinding into. Then we clean until the slab is truly bare, because a floor can have exactly the right texture and still fail if dust or oil is left on it. After that, the slab gets a moisture test before any coating goes down.
Sometimes grinding shows a slab that's pitted, patched or worn past what a coating can hide, and then concrete resurfacing and overlays give you a fresh top layer to work from. If you'd rather keep the look of plain concrete, the same prep sets the slab up for concrete sealing instead of a full coating.
Work that often goes with slab prep
Concrete Resurfacing & Overlays
When your old slab is too rough, cracked or patchy for a coating alone, an overlay gives you a new, even surface to finish.
Concrete Sealing
If you like bare concrete and just want it protected from stains and wear, a sealer goes onto the freshly cleaned slab.
What happens when you call about slab prep in Pinecrest?
Call or send the form
You reach us by phone or the form, and most of the time I'm the one who gets back to you. We pick a time for me to come see the floor.
I check the slab myself
I look the concrete over, hear what you want and tell you plainly what the slab can and can't take. You get a written estimate that lists the prep as its own line next to the finish, so nothing about the cost is a surprise later.
We set a date and grind
Our installers do the grinding, cleaning and coating, and I'm on site with them through the job. If we find something under the old flooring that changes the plan, you hear it from me before we go on.
Walk the floor together
Before we pack up, we walk the finished floor with you so you can look it over. The work is backed by our satisfaction guarantee.
Questions before you book concrete grinding
Why test a concrete slab for moisture if it looks dry?
A slab can be bone dry to the touch and still hold enough moisture inside to lift a coating within months. One common test reads the humidity inside the slab with probes, and another measures how fast moisture vapor leaves the surface over 60 to 72 hours, and the coating maker sets the number that counts as a pass. For the probe test, the slab and the air above it should sit at normal everyday conditions for at least 48 hours first, so just use the space the way you usually do.
How rough does my concrete need to be for an epoxy coating?
As rough as the coating's maker calls for, and thicker coatings need a coarser texture than thin ones. It's fair to ask any contractor which coating they're planning and whether the grinding follows that product's technical data sheet. Since texture is judged by eye, one maker's guide suggests agreeing on the target on a small sample area before the main grinding starts.
What is the best way to prepare concrete for a coating, grinding or acid etching?
Grinding is the better choice for most floor coatings. One maker's technical bulletin lists acid etching as not generally recommended for floor toppings, and grinding also takes off the weak surface layer and old residue that acid won't reach. That's why we grind.
How do I deal with old glue or paint on my slab before a new floor?
Tell your contractor about it before any grinding starts. One floor standard warns that old resilient flooring, paint and adhesives may contain asbestos fibers or crystalline silica, and breathing that dust is a cancer hazard. Knowing what's on the slab ahead of time lets us plan the job before any dust comes up.
How much does concrete grinding cost in Pinecrest?
The cost comes down to the size of the floor, what's on the slab now and how coarse your chosen coating needs it. Old glue, layers of paint or a slick, hard finish all take longer to grind through than clean bare concrete. I'll give you a written figure after I've seen the slab, with the prep listed separately from the coating.
Does a concrete grinding contractor need a license in Miami-Dade County?
Miami-Dade County licenses the contractors and tradesmen who work in the county, and it states that anyone doing business without meeting its minimum requirements will be subject to citations. That's worth keeping in mind when you hire for a Pinecrest home. We're licensed and fully insured, based in Pinecrest and working across the cities around it in Miami-Dade County.
