Townhomes and family houses across The Hammocks
The Hammocks is a planned community out in west Miami-Dade. On our jobs there we mostly see townhomes, villas and single-family houses on close-set lots. Most have an attached garage, a covered patio and tile inside. The garage is usually where the call starts, because it's holding the washer, the freezer, the bikes and a car or two. We're based in Pinecrest and do the same work for neighbors in Kendall, Tamiami and up in Doral.
The ground matters here more than people expect. Miami-Dade sits close to sea level with groundwater just under the surface, and after a heavy rain the water sometimes has nowhere to drain, so a slab can hold moisture that pushes up on a coating from below. That's why the price of a floor here turns mostly on how much prep the slab needs for cracks, old coatings and damp spots, and the schedule turns on the weather and on the slab being dry enough to coat.
Our services in The Hammocks, FL
Garages here double as laundry room, storage and gym, and a bare slab dusts and stains under all of it. We grind it clean and lay a coating that wipes up and stands up to hot tires.
Laundry rooms and screened patios here sit on the slab and take the same muggy air as the garage. An epoxy coating seals them in one piece, so spills stay on top for a quick wipe.
Summer afternoons here bring rain most days, and nobody wants the car parked out in it for long. Polyaspartic cures faster than standard epoxy, so you're usually parking on it sooner.
Some owners here are done with tired tile and grout lines and want one smooth floor that handles pool traffic. Our terrazzo flooring gives them that, once we know the slab can take it.
Pool decks here bake in full sun and stay wet from splashes and storms, so old coatings chalk, crack and turn slick. We resurface them with a textured finish that's easier on bare feet.
Worn tile and old garage paint here lift and crack over time, and nothing new holds well on top of either. We strip them down to sound concrete first, since that's what the new floor grips.

What happens when you call us about a floor in The Hammocks
Call us or send the form
Call (786) 435-0197 or fill in the form below and tell us a little about the floor. We'll set a time for me to come take a look, and it helps if you're home so we can walk it together.
I check your slab in person
I come out myself, look for cracks, damp spots and old coatings, and hear what you want the room to do. I'll tell you what the slab can and can't take, and you get a written estimate that spells out the prep along with the finish.
We set a date and work
We pick a date that suits you, and our installers do the job with me on site the whole way, grinding first and coating after. Grinding is loud, and the county bars noise-making construction equipment near homes from 8 p.m. to 7 a.m., so we keep it to daytime.
We walk the floor together
Before we pack up, we walk the finished floor with you and go over when it's ready for feet and cars and how to keep it clean. Your floor is backed by our satisfaction guarantee.
The Hammocks floor questions answered
Does a floor project under $7,500 need a permit in The Hammocks?
Florida now lets qualifying work valued under $7,500 go ahead without a building permit on single-family homes, duplexes, townhouses and their accessory structures. That exception doesn't cover multi-family units or property even partly in a flood hazard area, and electrical, plumbing, structural, mechanical and gas work still needs a permit at any price. Miami-Dade County's building department issues permits in unincorporated areas and a city's own building official issues them inside city limits, so before we start we check with whichever office covers your address. If a permit is needed, we handle our side of the paperwork and walk you through the part you sign.
How much does a garage floor coating cost in The Hammocks?
I can't give you a fair number until I've seen the slab, because the prep and the system you pick drive most of the cost. A floor with deep cracks, old paint or damp spots takes more grinding and repair than a clean one. A full flake or metallic look usually costs more than a solid color, and a faster-curing polyaspartic top coat usually runs higher than standard epoxy. Your own figure comes on the written estimate after the visit.
What causes epoxy to peel off a garage floor in Miami-Dade?
It's usually poor prep, moisture coming up through the slab, or both. A coating rolled over concrete that hasn't been ground has nothing to grip, and with groundwater this close under the slab, damp concrete can push a coating loose from below. That's why we grind the floor open and check it for moisture before anything goes down. If a slab is too wet for a standard coat, I'll tell you that rather than sell you one.
Can a flooring crew grind or coat at night in The Hammocks?
Only with a county noise waiver, because noise-making equipment near homes is barred during the overnight hours in our steps above. Work in those hours needs a Temporary Noise Ordinance Waiver before it starts. The waiver covers work inside the property line and requires an active building permit. For most homes that's more hassle than it's worth, so we plan the loud work for daytime.
How do I check that a flooring contractor is licensed in Florida?
Ask to see their Florida license and check which kind it is. The state licensing board says a certified license allows work anywhere in Florida, while a registered license only covers the cities or counties where the holder has a certificate of competency. Miami-Dade also requires a business tax receipt for each place of business, renewed every year, even for one-person and home-based outfits. We're licensed and fully insured, and I'm glad to show you our paperwork at the estimate.
When does a flood zone house in Miami-Dade have to be raised?
Under the county's 50% rule, a house has to be raised if its Elevation Certificate shows it sits lower than the required elevation and its damage or improvements go over half its market value. If your new floor is part of a bigger rebuild after water damage, find out where your house stands on this before the work starts.
